Factory Yards

Factory Yards is a transformational mixed-use development located at the southern edge of downtown Grand Rapids, Michigan. The project involves the redevelopment of a set of historic furniture warehouses, the adaptive re-use of a former flex/industrial building, and ground-up multifamily and commercial development.

This complex project involved the use of creative financing strategies including the use of C-Pace financing and over $100 million of Transformational Brownfield Program (TBP) incentives.

Carefully designed to foster intentional placemaking, Factory Yards has created a brand-new district nestled along the Godfrey Avenue corridor between the Black Hills and Roosevelt Park neighborhoods. Directly adjacent to parks, bicycling, and walking trails, residents and patrons benefit from natural resources and a relaxing environment that is also only a short, 10-minute walk to the heart of the central business district.
